September Market Update: By the Numbers
In September, there were 174 successfully closed sales. As expected, we are seeing the number of sales come down from the peak summer months, which is a very normal and healthy seasonal trend.
The average closing price for the month was $361,110. It's important to keep in mind that this number is an average and can vary widely depending on the home's size, location, and features.
For Sellers
With sales numbers cooling and a more balanced market emerging, sellers should focus on strategic pricing and presentation. While the market is still strong, homes are no longer selling in a matter of hours. This means proper pricing from the start and preparing your home to stand out are more important than ever.
For Buyers
The shift from the busy summer season is good news for buyers. You'll likely see less competition and have more time to find the right home without the pressure of a bidding war. This market offers a great opportunity to be more selective and make a thoughtful decision.
